There is a difference between materials that look new and materials that look good. Stone, lime plaster, solid timber and honest concrete belong to the second category.
We specify finishes with the ten-year view: how will this patina, how will it be cleaned, and can it be repaired locally rather than replaced entirely?
This discipline costs a little more at handover and a great deal less across the life of the building.
It also produces homes with memory — surfaces that record the life lived against them instead of hiding it.
